OBJECTIVE       

To treat all properties like homes, not inventory & to continue to successfully list, manage, market and sell residential real estate while expanding client database.  Specialize in servicing the southern metro area to include South Fulton, Fayette, Coweta, & Troup counties in Georgia.

ABOUT OUR GROUP
Our group is a business partnership between Associate Broker, Bobby Spradlin and Qualifying Broker & Owner of RE/MAX Results Kelley Kesterson. We have a registered appraiser on staff, Chris Kesterson, and a field inspector and Buyer's agent, Jeremy Lee. Bobby Spradlin has 11 years of experience in the real estate market with the past 10 years focusing on the REO market. Kelley Kesterson has 9 year real estate experience focusing on the REO market. 

Our office located in a commercial building at the corner of Hwy 154 & Hwy 34, with Regions Bank, Matrix Insurance company & a Medical Office Billing Company. We have an Assistant on-site to answer phones from 9 AM to 5 PM, as well as a phone system to forward calls to us after hours.  We utilize technology to the fullest in our office; we went paperless starting in 2014 & store all information onsite electronically as well as it is backed up off site through a secure system. We also have computers with internet access, e-fax, fax machine, copy & scanning machine, telephones, access to e-mail via computers & smart phones, digital cameras & multiple websites. We currently use Multiform BPO software & have experience with Yardi (HUD P260), Equator, RES.Net, HomeTracker, TenD, multiple County Property Tax Websites & GSCCCA.org. We also have Microsoft Streets & Trips 2010 & GPS units in each vehicle. We are members of the Georgia MLS which is the primary MLS for our coverage area.

We pride ourselves on being a group of Realtors who answer the phone whenever possible & are known for this among our peers in the industry.  If by chance we are unavailable to answer the phone, we return voicemails as soon as possible and definitely within 24 hours. We monitor e-mail continuously by computer or cell phone so that we can respond to questions & concerns as they arise.  Our goal is to sell the homes for the best possible price in the least amount of time possible. We will strive to target Owner/ Occupant as buyers by making sure that the property is in marketable condition at all times with weekly property inspection.

We are personally responsible for conducting onsite inspections to ensure property safety, security & making recommendations to seller(s) for improvements in an effort to enhance marketability to owner-occupants. Also, responsible for obtaining contractor bids & monitoring rehab work from start to finish & functioning as liaison between seller & contractor as needed. We have effectively closed 271 transactions in 2011, 205 transactions in 2012, 125 transactions in 2013, 130 transactions in 2014 & 52 transactions as of August 31, 2015. In addition, we complete initial & periodic BPO’s for primary clients & have completed over 1,000 BPO’s for various other financial & mortgage institutions.

Bobby and Kelley are both Equator REO Certified and familiar with a number of other property management systems.

ADVERTISING & TECHNOLOGY

Once a property is listed it is syndicated to various websites & social media sites. There is a visual tour linked to the MLS, realtor.com & other websites. Other websites & social media include www.reo4me.com, www.reo2buy.com, www.realtor.com, Yahoo! RealEstate.com, Facebook.com, Youtube.com, AOLRealEstate.com, Trulia.com, Zillow.com, frontdoor.com, homeawayrealestate.com, HomeWinks.com, PropertyPursuit.com, PropertyShark.com, realtytrac.com, cyberhomes.com, homefinder.com, oodle.com, remax.com & homes.com. We also put color informational flyers at the home. We will make sure that the maximum number of marketable photos that show the property in the best light possible, are listed in the Multiple Listing Services & various other websites and will also enter detailed marketing comments in the Multiple Listing Service.

I become 100% owner of Frazier & McCurdy, Inc dba RE/MAX Results in August 2011. It has been established as a Woman Owned Small Business (WOSB) according to the standards set forth by the SBA, & has registered as such with the System for Award Management (SAM) effective as of October 27, 2014.

RE/MAX Results utilizes Transaction Desk, which is by definition is a virtual platform, and is therefore not subject to typical requirements or location restrictions. In the event of emergency, disaster, or other unforeseen events resulting in the loss of a location or facilities, the day to day business of our firm will not be significantly affected and all employees will be able to perform their normal duties relatively uninterrupted.
